Southern Worcester County Home Loans: Sturbridge, Auburn and Uxbridge FHA, VA and USDA Paths

Updated October 2026

Sturbridge, Auburn, Oxford and Uxbridge buyers can encounter three very different low-down-payment conversations: FHA, VA and USDA. The right route depends on military eligibility, the property address, household income and the house itself. Saltbox & Seam starts with those screening questions, then compares monthly costs and cash to close across Southern Worcester County.

Choose the program before stretching the budget

Worcester County's 2026 one-unit conforming limit is $832,750. The 2026 FHA floor is $541,287, but FHA's applicable county and unit-count limit must be checked separately. Neither figure is a promise of borrower approval.

| Program | Main eligibility checkpoint | Cost to examine |

| FHA | Credit, income and property standards | Upfront and annual mortgage insurance |

| VA | Eligible service and entitlement | Funding fee unless exempt |

| USDA | Eligible address and household income | Guarantee fees and closing expenses |

VA financing can offer no down payment for eligible borrowers. Borrowers with full entitlement generally do not have a VA-imposed county loan limit, although lender approval, property value and affordability still govern the loan. Partial entitlement requires a different calculation.

USDA eligibility follows the exact address, not a blanket designation for Sturbridge or Uxbridge. FHA may serve buyers whose address or household income does not fit USDA requirements.

Review the Consumer Financial Protection Bureau for Loan Estimate comparisons, and use FHFA Loan Limits when evaluating a conventional alternative.

Add assistance without assuming a grant

MassHousing offers eligible buyers assistance that can reach $25,000 to $30,000, depending on the program. Confirm compatibility with the selected first mortgage, funding availability and repayment terms before counting the money toward closing.

A zero-down mortgage can still require cash for inspections, prepaid insurance, taxes and other settlement expenses. Build the comparison in the closing cost estimator, then check the recurring payment with the monthly payment calculator.

Property taxes deserve their own review. Proposition 2.5 limits municipal levy growth rather than each homeowner's bill; locally adopted CPA surcharges can add another line item.

Check the house before removing contingencies

Private septic brings Title 5 documentation into the transaction. Private wells, access easements and older heating systems may also require attention. A lender's appraisal is not a substitute for a home inspection, and program property standards can affect repair timing.

In Massachusetts, obligations can begin with the Offer to Purchase before the attorney-negotiated P&S. Set realistic inspection and financing deadlines, including time for assistance approval, appraisal conditions and any required septic work.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
