Updated October 2026

The I-495 belt is the single most consequential place in Massachusetts to know your county. Marlborough and Hudson sit in Middlesex County and carry the Greater Boston high-cost conforming ceiling. Drive fifteen minutes west to Northborough or Westborough and you are in Worcester County, where the 2026 baseline conforming limit is $832,750. Franklin, Wrentham and Foxborough are Norfolk County and keep the high-cost ceiling. Plainville and Bellingham straddle the same seam. Two houses on opposite sides of a town line, identical in price and condition, can require completely different loan products.

At an $880,000 purchase price this is not academic. In Franklin, that is a conforming loan at 10% down with cancellable mortgage insurance. In Westborough, the same price with 10% down produces a loan above $832,750, which means a jumbo product, likely 15% down minimum, and six months of reserves. The gap between the two outcomes is frequently $400 or more per month. Run both in the monthly payment calculator and verify the county ceiling directly at FHFA Loan Limits before you set your offer price. The 2026 FHA floor of $541,287 also applies across all of these towns, which puts FHA within reach in Marlborough, Hudson, Milford and Bellingham but not in most of Franklin or Wrentham.

Costs, Overrides and Diligence

No town along the belt offers a residential exemption; that is a Boston-area and gateway-city tool. Several belt towns have adopted the Community Preservation Act, adding a 1% to 3% surcharge layered on top of a levy already capped by Proposition 2.5. Local assessment mechanics are documented by the Massachusetts Department of Revenue Division of Local Services, and the Consumer Financial Protection Bureau covers how escrow handles a surcharge that changes mid-year.

Use the closing cost estimator to size cash to close. If your search drifts west, the Worcester hub and the Shrewsbury and Westborough guide cover the baseline-limit side of the seam.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
