Salem, Beverly, Peabody and Lynn Home Loans: North Shore Multi-Families, Condos and MassHousing

Compare Live Lender Rates & APRs ↓Check 2-Minute Eligibility →

Updated October 2026

A Lynn two-family, Salem condo and Beverly single-family can require very different amounts of cash even at similar purchase prices. Peabody may change the commute equation again because rail access depends on connections to nearby stations. Compare the property’s legal use, recurring expenses and financing program before deciding which North Shore listing offers the strongest value.

Choose assistance around the actual property

MassHousing down payment assistance may provide up to $25,000 to $30,000, depending on the applicable program and eligibility. Confirm income limits, purchase-price restrictions, education requirements, property eligibility and assistance repayment terms with a participating lender.

Assistance does not necessarily eliminate the need for cash. Buyers can still face inspection costs, prepaid insurance, escrow deposits and required reserves. Some expenses also arise before assistance funds become available at closing.

Massachusetts Housing Partnership (ONE Mortgage) offers another path, generally beginning with 3% down, no private mortgage insurance and interest assistance for qualifying households. Three-family purchases can require a larger down payment. Compare the complete structure rather than assuming every low-down-payment product works identically.

| Purchase type | Financing question to settle early |

| Condominium | Does the association satisfy project requirements? |

| Two-family | How much documented rent can support qualification? |

| Three-family | What down payment and reserves does the program require? |

| Single-family | How much cash remains after repairs and closing? |

Check Essex County limits and older-building risks

Lynn, Salem, Beverly and Peabody are in Essex County. The 2026 baseline conforming limit is $832,750, but use the county’s applicable high-cost limit and the property’s unit count rather than the baseline alone.

Older multifamilies require attention to legal occupancy, leases, heating systems and lead-paint obligations. Massachusetts Lead Law responsibilities can be consequential when children under six occupy rental units. Obtain records and cost estimates instead of assuming cosmetic renovation resolved the issue.

For condos, scrutinize reserves, deferred maintenance and assessments. Low dues can simply postpone a larger bill. In coastal locations, confirm flood and homeowners insurance costs before finalizing the payment estimate.

Turn the preapproval into an offer plan

Ask the lender to identify which assistance benefits are confirmed and which remain conditional. Your attorney can then align the Offer to Purchase, Purchase & Sale agreement and financing contingency with the expected approval timeline.

Use the closing cost estimator to separate down payment from other cash needs. Compare the resulting payment with the monthly payment calculator, including realistic taxes, association dues and insurance rather than relying on the listing’s abbreviated monthly estimate.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
