Plymouth, Hingham, Scituate and Marshfield Mortgages: Coastal Wind/Flood Escrows and Move-Up Loans
Updated October 2026
A coastal purchase in Scituate or Marshfield can carry insurance costs that are difficult to infer from the listing. Hingham and Plymouth add their own mix of waterfront, inland and septic-served properties. For move-up buyers, the practical question is whether the new home remains affordable after insurance, maintenance and the timing of the existing home’s sale are included.
Obtain coverage terms before setting the payment
Flood insurance and homeowners insurance address different risks. A homeowners policy generally does not cover flooding, while wind coverage may carry a separate deductible or special conditions. Obtain property-specific quotes rather than extending the seller’s premium into your ownership period.
| Coverage question | Budget consequence |
| Is flood insurance required? | Additional premium and possible escrow |
| Is the wind deductible percentage-based? | Larger cash exposure after a covered loss |
| Is replacement cost adequate? | Potential coverage gap despite a modest purchase price |
| Are premiums due before closing? | Higher immediate cash requirement |
For condominium purchases, review the master policy and the coverage assigned to individual owners. The Consumer Financial Protection Bureau explains how prepaid insurance and escrow reserves appear in mortgage disclosures.
Connect coastal condition with loan eligibility
All four communities are in Plymouth County. Check the county’s 2026 conforming limit through FHFA Loan Limits, using the correct unit count. Do not apply the $832,750 baseline automatically or assume that every Massachusetts coastal county shares the same high-cost cap.
Private septic systems introduce a separate transaction issue: Title 5 inspection and compliance. Establish inspection status, repair needs and responsibility early. A failed system can affect financing, closing timing and available cash; a repair estimate alone does not guarantee the lender will allow closing before completion.
Older houses also merit lead-paint record review, particularly when children under six will live there. Waterfront appeal should not crowd out the building-condition budget.
Protect the move-up cash cushion
Selling first can simplify qualification but may create temporary housing costs. Buying first can require enough income and reserves to carry both properties. Count selling expenses and mortgage payoff before treating your current home’s equity as spendable cash.
Model proceeds with the home equity calculator, then build the new payment in the monthly payment calculator. Keep an emergency reserve separate from lender-required funds, especially where deductibles are large.
Have your attorney coordinate sale contingencies and the Offer to Purchase and Purchase & Sale schedules. Saltbox & Seam’s inner South Shore guide provides a useful comparison if coastal insurance changes your preferred search area.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
