Franklin County Home Loans: Greenfield, Deerfield and USDA Rural Eligibility

Compare Live Lender Rates & APRs ↓Check 2-Minute Eligibility →

Updated October 2026

Franklin County buyers often hear that a rural address automatically qualifies for a zero-down USDA mortgage. It does not. A Greenfield, Deerfield or Montague purchase must satisfy address eligibility, household-income rules and property requirements. Saltbox & Seam compares USDA with conventional and FHA alternatives before a buyer spends inspection money on a house that may not fit the selected program.

Test USDA eligibility in the right order

Start with the exact property address, not the town name or the amount of surrounding farmland. Eligible boundaries can divide communities. Then review household income, household size and applicable deductions under the selected USDA program.

Income used to determine program eligibility is not always identical to income used to qualify for the mortgage payment. Other household members' earnings may matter even when they are not borrowers.

USDA guaranteed financing can eliminate the down payment for eligible borrowers, but it does not eliminate every cash requirement. Seller credits and any financed costs must remain within applicable rules. Review the Consumer Financial Protection Bureau's homebuying resources to compare total borrowing costs.

Keep alternatives ready

Franklin County's 2026 one-unit conforming limit is $832,750. The 2026 FHA floor is $541,287, with FHA limits determined separately by county and unit count. A low purchase price alone does not establish eligibility for either program.

MassHousing assistance may provide up to $25,000 to $30,000 for qualifying buyers under applicable program terms. MHP ONE Mortgage offers another comparison: 3% down, zero PMI and subsidized interest, subject to its eligibility requirements.

Use the monthly payment calculator to compare taxes, insurance and recurring program charges rather than ranking loans solely by down payment.

Inspect rural infrastructure early

Private wells, septic systems, shared driveways and outbuildings can influence both ownership costs and underwriting. Obtain Title 5 documentation for septic, establish legal access and investigate water-testing requirements. Significant acreage or income-producing agricultural use warrants a specific lender review.

Massachusetts uses an Offer to Purchase followed by a P&S, and important obligations can arise at the offer stage. Schedule property and financing reviews accordingly. The closing cost estimator helps reserve money for settlement while keeping inspection, moving and immediate repair funds available.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
